Orlando FL Exterior Cleaning
Sidewalk and Walkway Cleaning in Orlando, FL
Safer footing, cleaner curb appeal.
Walkways are the surface people actually touch. They are narrower, more shaded and more often wet than a driveway, which is why they turn green first and why they are the most common place someone slips on a property. Cleaning them is quick work with an outsized effect on both safety and how the front of a home reads from the street.
The slip problem is the real problem
The green and black film on a shaded walk is living growth, and when it is wet it behaves like a thin layer of grease over concrete. Most people do not notice how slick it has become because it develops gradually. It matters most exactly where you least want it: front steps, the path from the drive to the door, the strip beside the pool, and any walk that runs under a roof overhang and stays damp.
Removing the growth restores the texture of the concrete, which is what gives you grip. We also treat the surface so the regrowth starts from nothing rather than from a surviving layer, which buys more time before it is slick again.
Narrow surfaces need a different pass
A walkway is mostly edges. There is more perimeter per square foot than on any other flat surface on a property, and the edges are where growth is heaviest because that is where the grass, soil and irrigation meet the concrete. We work walks with a smaller surface cleaner where it fits and finish the borders, steps, risers and any transition by hand.
Steps get particular attention. The horizontal tread holds water, the vertical riser holds growth, and the nose of the step is where a foot lands. All three get cleaned, not just the flat part you can see from standing height.
What this climate does to walkways
Shade plus humidity is the worst combination for concrete here, and walkways collect both. A path down the side of a house may get an hour of direct sun a day, stay damp from the morning irrigation cycle, and receive leaf drop from whatever is planted along it. Growth in that environment is continuous rather than seasonal, so the interval between cleanings is shorter than for open surfaces.

What To Expect
- Doormats, planters and furniture are moved clear of the walk.
- Heavier growth is pre treated before the main pass.
- Steps and edges are hand finished after the flat runs.
- Adjacent beds are rinsed down so nothing is left sitting on plants.
- The finished walk is checked wet and again once dry.
How Long It Takes
Front walk and entry steps on their own are usually under an hour. Front, side and rear paths together generally run one to two hours, and are often booked alongside a driveway.
Walkways and sidewalks get slick with algae and mildew in this climate. Cleaning them makes the whole property look sharper and cuts down slip risk.
Common Questions
Can you clean the public sidewalk in front of my house?
Yes, and we usually recommend it when we are already cleaning the drive, because leaving it makes the cleaned driveway look framed by something dirty.
Will cleaning make my walkway slippery?
The opposite. The slipperiness comes from the biological film on top of the concrete. Removing it returns the surface texture that gives you traction.
My walkway greens up again quickly. Why?
Almost always shade, irrigation, or both. A sprinkler head that wets the walk every morning will regrow algae no matter how well it was cleaned. Adjusting the throw of that head does more for the interval than anything we can do with a machine.
