Every job starts with a walk of the area so we know what we are dealing with. Concrete that has never been cleaned behaves differently from concrete that was cleaned last year. Pavers with sand joints need a different approach than a poured slab. Painted or coated concrete needs less pressure again, because the coating is the thing at risk, not the concrete under it.

On broad flat areas we use a surface cleaner rather than a wand. A surface cleaner spins two jets under a housing at a fixed height, which spreads the energy evenly across the slab. That is what removes the zebra striping you see on driveways that were cleaned with a wand waved back and forth. Edges, corners, control joints and the line where concrete meets the garage door get finished by hand with the wand, because a surface cleaner cannot reach into them.

Where growth is heavy we pre treat rather than simply push the pressure higher. A cleaning solution left to dwell for a few minutes kills algae and mildew at the root, so the surface stays clean longer and needs less force to clear. That is the difference between a slab that looks clean for a season and one that greens up again after the next stretch of wet weather.

This climate has no dormant season. Warmth plus humidity plus an afternoon storm most of the summer means algae has water, heat and shade available almost year round. Anything porous holds moisture, and anything holding moisture grows. Concrete on the north side of a house, under a tree, or beside irrigation heads will go green faster than the same slab in full sun.

There is also the pollen and the fine grit that settles out of the air here, which mixes with that moisture into the gray film that makes a driveway look tired long before it looks dirty. Cleaning removes the film and the growth together, which is why a slab often comes back several shades lighter than the owner expected.
